- Send us a sketch of your idea or an existing house plan that
has caught your eye via fax, email or regular post.
- We will work with you to design and transform your idea or drawings
into working preliminary drawings.
- From these drawings, we can accurately cost out your project
and give you a fixed price for the timberframe, SIP's (Structural
Insulated Panels), windows, doors and shipping.
- In order to move forward at this point, we need a retainer towards
the design and drafting fees to produce full architectural drawings
needed for obtaining a building permit from your town, district
or county.
- During or after the final drawings have been produced, the timbers
will need to be cut and secured from the sawmill. The longer the
duration of air drying after cutting, the more stable (less shrinkage)
the timbers will be. We also kiln dry upon request. From the start
of this process, we need a minimum of 6-8 weeks notice before
shipping. There are also other customers in line as well, so the
sooner we can start this process assures you a guaranteed delivery
date to your property. We will require a 50% payment towards the
timbers and a 50% payment payable to the SIP producers.
- While the timberframe is being cut, the customer/builder arranges
for the foundation to be installed for the timberframe to sit
upon.
- Upon completion of the timberframe joinery, we will contact
you to arrange for the final shipping date. We require the other
50% of payment for the frame prior to shipping, and, subsequently
the final payment for the SIP's as well. If this payment option
does not work for you or your mortgage company, we can explore
escrow services or lawyers trust upon being received curb-side
at your property.
- While the timberframe is in transport, a small team is sent
down to meet the truck on the delivery date to help assist with
the unloading and ensure that the frame is properly stacked.
- After some assembly of the bents on the ground, the day arrives
to raise the bents of your timberframe. This is arguably the most
beautiful aspect of your home; the timbers connected, standing
free and clear, arching across the sky. As the timbers are aligned
and pegged, feel free to take part and be sure to take photos.
- The installation of the SIP's follows immediately. In a few
days the entire timberframe is enclosed by the panel system. Door
and window openings are pre-cut, saving much time and labour.
- Concurrent to the roofer and General Contractor finishing the
roof, doors and windows installation, lock-up phase is reached.
- You can now call the rest of the sub-trades to rough in the
plumbing, electrical, and heating systems. Install the drywall
or sheetrock. Install cabinets, interior finishing, exterior siding,
painting and flooring.
- Call for your final occupancy inspections and permits.
- Move in and enjoy your magnificent new timberframe home.
